Policies
1. Check-in time is after 3 p.m. HST and check-out is 11 a.m. HST.
2. All units are non-smoking.
3. Pets are not permitted in rental units under any conditions.
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
5. While we welcome children, some of the features that make our property so beautiful also make it potentially a bit unsafe for small children (we have a pool with an infinity edge, a steep driveway and a steep coffee field.) Children are welcome as long as someone in the party is responsible for their direct supervision at all times. There are several parts of the property that are level and appropriate for children’s play
6. Cleaning fee is $175.
7. Payment/Reservations: To secure your reservation you are required to pay a deposit of $500. The balance payment for your stay is due 30 days prior to your arrival date. If your reservation date is within 30 days of your arrival date please make full payment by a bank check payable to Randall Phillips or via PayPal to our email address. Upon receipt of your payment your reservation will be secured.
8. Cancellations:
• 60 days= Full refund of deposit less a $100 administrative fee
• 60-30 days = 0% of your deposit will be refunded if we can’t rebook your reservation. If we can rebook then we will refund your deposit less a $200 administrative fee.
• <30 days = 0% of your payment will be refunded if we can’t rebook your reservation. If we can rebook then we will refund your entire payment less a $200 administrative fee. Partial rebooking will be pro-rated by the number of days that we can book.
• <72 hours= 0% refund
• Partial stays= 0% refund
9. Maximum Occupancy: The maximum number of guests is limited to five (5) persons. This property requires a three (3) night minimum stay.
10. Rate Changes: Rates subject to change without notice.
11. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
