Infinity Edge Swimming Pool
The view from the pool can only really be appreciated by being in it. The waters edge disappearing over the great expanse of the Pacific Ocean and the shore line of Kailua-Kona is a breathtaking sight. The pool is 15 feet wide by 30 feet long and is 5 feet deep at its deepest. The steps leading into the pool are a perfect launching spot for youngsters.
Salt Water Style Swimming Pool
In June of 2013 we drained our swimming pool and performed an intensive cleaning. At this time we switched the pool over to a “salt water pool”. The salt in the pool is 1/10 of ocean water and actually has a salinity very close to that of human tears – it is barely salty at all. This salt content, however, allows us to utilize a computerized chlorine generator that manufactures chlorine from the salt in the pool. The result is a much gentler swimming environment. The water feels silky and does not smell of chlorine. By switching to a system that manufactures chlorine we have bypassed the traditional chlorine tablets that have lots of other chemicals in them and can lead to a build up of undesirable elements in the pool water. People who have trouble with traditional chlorinated pools can usually tolerate this purer form of chlorine.
Swimming Pool Solar Hot Water Heating System
Who wants to swim in a cool pool? We have 13 Fafco Solar Collectors on a large solar deck just below the pool. The system is computer controlled by a Pentair Solar Touch control unit. This allows us to keep the pool at a comfortably warm temperature year round – almost always warmer than the ocean. The pool also has a night light.
The 4 person HotSprings Hot Tub Spa with multiple jets sits on a newly poured concrete pad just below the pool deck and around the corner from Kope Cottage. The setting is private and the view is expansive. The hot tub is great place to unwind after a busy day running around the island – or not so busy day lounging around the pool.

Who in their right mind would buy a $300 coffee maker – let alone 3 of them? We feel that we owe it to our guests (and to honor our great Kona coffee heritage) the tools to brew the best pot of 100% Kona Coffee possible. This hand made coffee maker from the Netherlands is certified by the Specialty Coffee Association to brew coffee at the optimum temperature (200 degrees F) – only one of two coffee makers in the world to do so.
Solar Hot Water & On Demand Hot Water
In November of 2011 the Vista Suite was upgraded to a 120 Gallon Solar Hot Water Heating System. It has back up electric heaters to guarantee hot water regardless of our solar output. The backup heaters are only necessary on rare occasions and 99% of our hot water is solar generated. Kope Cottage also got a new Bosch On Demand (Tankless) Electric hot water system to pair with our Photo Voltaic System.

In November of 2011 we installed an 11.25 KW PV system to generate our electricity from solar collection. We have 45 panels that produce up to 60 kWh per day. We are still tied to the electric grid so we never run out of electricity. So far we have generated from 90 to 110% of our electricity usage for guests as well as ourselves. We are committed to a green lifestyle here and strive to continue to lessen our demand on petrochemicals.
Atsumi keeps a 100% organic garden going year round. It produces a wide array of produce depending on the season: salad greens, sweet basil, Thai basil, potatoes, broccoli, thyme, spearmint, cherry tomatoes, scallions and Negi to name a few. All are available to our guests free of charge when available.
We are blessed to have papaya, orange, grapefruit, tangerine, lime, Hass avocado, Sharwil avocado as well as banana on the property. We just planted a dwarf Meyer lemon tree, a fig tree and a dwarf blood orange tree. All fruit is available free of charge to guests depending on what is in season.
We have roughly 2,000 coffee trees on 3 acres of land. The estate has been producing coffee for 20 years but had never sold coffee on the retail level until we arrived. We are in the midst of modernizing all systems here and assuring that the coffee environs are up to their best. We are situated right in the middle of the Kona Heritage Corridor (aka the Kona Coffee Belt) that many here consider to be the best location for growing 100% Kona Coffee. The volcanic soil here is excellent and the weather is just right for growing coffee – plenty of sun during the day and a sprinkle of rain at night. We feel that our coffee compares favorably with our well renowned coffee neighbors (Hula Daddy, UCC and Dotour) and is priced at quite a discount. We offer guests a free 8 oz. bag of coffee and brew a carafe of it for their first morning here. We take pride in our coffee and really enjoy sharing the growing (and drinking!) experience with our guests. We offer free tours of the coffee fields that includes all of the local flora and fauna.
We try to provide everything that you will need for your vacation without buying stuff that you can’t or might not want to take back with you:
Kitchen– All common spices and oils as well as a stick of butter. A sink disposal system, a salad spinner, a wine cork screw, a Brita water filter pot, a colander, all conceivable pots and pans, cutlery, glasses, utensils, knives and serving dishes you will need as well as paper towels, dishwasher detergent, dish detergent, liquid hand soap, first aid kit, fire extinguisher, candles and a battery operated lantern.
Pool & Deck– Pool floaters, pool noodles, lounge chairs, sunscreen, solar tiki lights, night dining lantern suspended above the outdoor dining table.
Beach – beach towels, beach mats, beach umbrella, beach chairs, boogie boards, assorted snorkel gear.
Bathroom – shampoo, conditioner, body wash, hair dryer.
Laundry Room– detergent, bleach, dryer sheets
The large turn around area in front of Kope Cottage and the Vista Suite provides plenty of ample parking. We park our car off of the driveway in the upper road that leads to the avocado trees. Clients of Atsumi have their own parking area in front of the garage on the lower level away from the rental units. Her practice is one-on-one and there is never more than one car here at a time.
